Difference Between Modular and Manufactured Homes

Mar 28, 2026
Talking about modular homes and manufactured home, most people may feel there is no difference, it is the same product.

While both modular and manufactured homes are houses that both need to be prefabricated inside the factory, we call them prefabricated houses based on the production method because both houses reduce a lot of work at the site.

Here we would like to study together what is the difference between modular home and manufactured home.

Modular Home VS Manufactured Home

Let's start by looking at what both are by definition:

Modular home is "assembled house", which is the popular name of prefabricated house. Its full name is prefabricated house. It uses industrialized production methods to build houses. Part or all of the components of the house are prefabricated in factories and then transported. Houses built by assembling components through reliable connections at the construction site are called industrialized houses or industrialized houses in Europe, America and Japan. The difference between the "assembled house" is that some parts are prefabricated, and the construction site has to be poured like a traditional building, not the imagined "building blocks". Therefore, after the house is built, there is no difference at all from the appearance.

A manufactured home is a fancier term for a mobile home? Not quite. A manufactured home can be described as a home formerly known as a mobile home, much improved. For a more technical definition, a manufactured home is a factory-built home built after June 15, 1976. It is on that date that the federal standards regulating the construction of mobile homes, set by the U.S. Department of Housing and Urban Development (HUD), went into effect. So if you are buying a prefabricated home built before 6/15/76, you are buying a mobile home, but if your choice is a new prefabricated home or one built after that date, it's a manufactured home.

From the terms we can see, both house need factory work, then need assemble at site, more and more people choose it, because its customized, low cost features.  Both are used as temporary house.
